At Victory Strata, we understand how significant it is to create a harmonious communal environment for all residents, therefore, we work closely with an owners corporation, a strata committee and an individual owner to ensure that all issues can be resolved effectively through our ADRT-alternative dispute resolution team.
Our friendly and experienced team provide professional services including but not limited to:
- Establish and manage the trust account for the Owners Corporation.
- Issue levy notices to owners.
- Carry out a debt recovery action for levies in arrears (if required).
- Pay invoices on behalf of Owners Corporation (including water, electricity, requested & emergency maintenance).
- Provide reconciled financial reports including balance sheet, statement of income and expenditure and levy status report.
- Keep and provide financial records for auditing.
- Prepare and manage Administrative Fund and Capital Works Fund.
- Provide Section 184 certificates.
- ABN and GST registration or cancellations.
- Organise and maintain a common seal.
- Maintain strata roll and minute books.
- Request quotations for repairs and maintenance and send out work orders.
- Prepare and submit Annual and Quarterly reports and certifications including Fire Compliance, Work Health and Safely reports, 10 Year Capital Works Fund Plan.
- Preparation of new lot owner welcome packages.
- Prepare and distribute notices and minutes of Annual General Meeting, General Meeting and Strata Committee Meeting.
- Attend and chair Annual General Meetings, General Meetings and Strata Committee Meetings.
- Arrange insurance for your property.
- Prepare and lodge insurance claims when necessary.
